What contracts do I need to have to set up a partnership with a service organization?

I would like to set-up a school in partnership with a social service agency. I do not know how to establish the initial set-up so that we both profit from the arrangement. Do you go 50/50 split? They provide the students ,you provide the teaching skills and courses. What need sto be negotiated first to protect myself later ?
